Derby Capitol Hill is a 168-unit micro housing development located in Seattle, WA near the Capitol Hill Link light rail station. The project delivers studio apartments within an 8-story structure, serving an urban workforce. It is built on a significantly sloped site previously occupied by historic buildings and an exceptional grove of mature trees. Entitlement was achieved through Seattle Design Review Board approval with several adjustments to requirements. Derby was capitalized through Wintrust Bank, Ascentris Real Estate Private Equity, and retail investors syndicated by Kōz Development.
