Kōz on Market Street

Kōz on Market is a 104-unit micro housing project located directly adjacent to the University of Washington Tacoma in Tacoma, WA. Providing solely studio apartment units targeting students, Koz on Market partnered with Tacoma Housing Authority dedicating a portion of its apartments to a program providing homes to housing insecure students. Sloping significantly over its length, the topography of the site presented challenges to be overcome in development. A transfer of development rights was executed to achieve the density needed. Kōz on Market was originally capitalized through Coastal Community Bank and retail investors syndicated through Koz Development. It was recapitalized as part of a broader portfolio transaction, providing investor distributions and retiring the construction loan. Kōz Development continues to own a minority stake in the project.
