Kōz on SW Fourth

Kōz on SW Fourth is a 108-unit micro housing development located adjacent to Portland State University in Portland, OR. The project provides studio apartments, many of which utilize a creative mezzanine loft configuration yielding additional living space in a small footprint, to an area needing affordable housing for students and other local workers. Kōz on SW Fourth was acquired with the understanding that existing commercial parking on site would be preserved to the greatest extent possible in partnership with a local parking provider. Balancing this need, the triangular geometry of the site, and Portland’s Type III Design Review proved to be a challenge to be overcome during entitlement. The project was capitalized through ORIX USA, AMC Investments, and many local retail investors syndicated by Kōz Development. It was recapitalized as part of a broader portfolio transaction, providing investor distributions and retiring the construction loan. Kōz Development continues to own a minority stake in the project.
