Kōz on Thirteenth

Kōz on 13th is an 87-unit micro housing development located in the close-in Buckman neighborhood in Portland, OR, adjacent to a popular north-south “bike highway.” The project is comprised of studio and some unique open one-bedroom apartments and incorporates a rooftop amenity space with spectacular views of the Portland cityscape. A condition of acquisition of the property, parking was provided through permanent easement to the seller, a local church. The project required approval through Portland’s Type II Design Review. Kōz on Thirteenth was capitalized through Pioneer Trust Bank, Hagshama, Private Debt, and retail investors syndicated by Kōz Development. It was recapitalized as part of a broader portfolio transaction, providing investor distributions and retiring the construction loan. Kōz Development continues to own a minority stake in the project.
